‘Green’ co-working space to open in Mid-City | New Orleans CityBusiness

Anchored by local strategy consulting firm trepwise, a collaborative space called the Greenhouse Workspace will officially open February 9 along the Lafitte Greenway.

Located at 4157 St. Louis St. in a renovated historic warehouse, the open-concept offers over 10,000 square feet of flexible office and co-working options.

The Greenhouse Workspace is being spearheaded by all New Orleans-based companies. Developers are Formwork Development, Inhab Group and Elysium Development. The architect is Cicada and landscaping is being handled by Luna Botanicals.

Developers say the goal of the new space is to provide a home for high-growth companies with flexible co-working options and event space, according to a news release.

“Younger business and growing companies now demand office space that reduces travel and commuting, plays to the expectations of new generations of talent, adopts flexible working to embrace environmentally conscious sustainability, and downsizes the footprint of leased space to drive efficiency of occupancy costs,” David Hecht, development principal of Formwork, said in a news release. “Greenhouse Workspace’s phenomenal proximity to restaurants and retail provides downtown amenities in an easily accessible central location. With extensive landscaping, direct Lafitte Greenway access and beautiful interior and exterior spaces, Greenhouse Workspace is the premier office space outside of the Central Business District.”

Designed around the principles of biophilic design, the Greenhouse was created to be a botanical work and event space, according to the news release. Interior features include soaring ceilings, historic wood roof trusses, reclaimed pecan live edge conference tables, polished concrete floors and restored steel casement windows.

The development offers several membership options, including private offices of various sizes, dedicated workstations and commons memberships which provide access to all shared spaces. Approximately 35 percent of the space has been pre-leased, according to developers.

Hecht said by email he prefers not to disclose the purchase price of the building or renovation costs.

A 1,000-square-foot front office suite is for lease at a rate of $4,000 per month. Hecht said commons memberships are $195 per month, dedicated desk workspaces are $425 and private offices start at $950 per month. All of the pre-leased private offices are by trepwise, Hecht confirmed.

Trepwise is celebrating its 10th anniversary this year.

“This is the first – and only – Class A shared office space in the area and provides easy access to much of the New Orleans region, as well as offering two grocery stores and numerous restaurants within a five-minute walk,” Hecht said by email. “The design features lush landscaping inside and out – providing a healthy, beautiful and calming environment – it’s the first and only workspace in New Orleans to follow biophilic design principles.”

The Greenhouse will host a grand-opening event from 5-8 p.m. Thursday, February 9, which will be open to the public.
